Queensland stamp duty rates 2025-26
Queensland charges transfer duty on a sliding scale of the property's dutiable value. These are the current brackets the calculator uses:
| Dutiable value | Duty payable |
|---|---|
| $0 – $5,000 | Nil |
| $5,001 – $75,000 | $1.50 per $100 over $5,000 |
| $75,001 – $540,000 | $1,050 + $3.50 per $100 over $75,000 |
| $540,001 – $1,000,000 | $17,325 + $4.50 per $100 over $540,000 |
| Over $1,000,000 | $38,025 + $5.75 per $100 over $1,000,000 |
The rates above are the general (investor) rates. Owner-occupiers pay less thanks to the home concession, which the calculator applies automatically. A foreign acquirer surcharge of 8% applies to foreign buyers.
First home buyers in Queensland
First home buyers pay no duty on a home up to $700,000, tapering to $800,000, and new or off-the-plan first homes have no price cap from May 2025. Owner-occupiers who aren't first-home buyers still get the home concession — just $1 per $100 on the first $350,000.
Tick First home buyer above and the calculator shows your QLD concession instantly. For a full comparison of every state, read the first home buyer stamp duty guide.
